WHAT IS EARNEST MONEY?

Earnest money, also called a good faith deposit — is money you put down when your offer is accepted to show the seller you're serious about purchasing. It's not an extra cost on top of your down payment; it gets applied toward your down payment or closing costs at the end of the transaction.

Think of it from the seller's perspective: when they accept your offer and take their home off the market, they're taking a real risk. Earnest money is your commitment that you're not going to walk away without a valid reason.
