What Should I Look for at a Home Showing in North Augusta, SC?

Home showings in North Augusta can be exciting, and it's easy to get swept up in fresh paint, a renovated kitchen, and the idea of life on the Savannah River. But the things that matter most aren't usually the ones that look prettiest. Here's what I tell every buyer I work with.

BEFORE YOU WALK IN — NORTH AUGUSTA-SPECIFIC OBSERVATIONS

       Grading and drainage: North Augusta's terrain varies significantly. Does the ground slope away from the foundation? Toward it? Poor grading is a major source of water intrusion in older CSRA homes.

       Roof condition: From the street, look for missing shingles, sagging ridgelines, or obvious patches. Ask the age, in our climate, asphalt shingles typically last 20–25 years. Replacing a roof in North Augusta can run $10,000–$18,000+.

       HVAC units: Are they visible outside? How old do they look? Old units in South Carolina's heat and humidity are hard-working, and expensive to replace ($5,000–$12,000).

       Gutters and downspouts: Are they present, attached properly, and directed away from the foundation?

INSIDE THE HOME — WHAT TO ACTUALLY LOOK AT

       Smell before lights come on: Musty odors suggest moisture issues. Overwhelming air freshener or candles can be masking something. Trust your nose.

       Ceilings and walls: Stains, watermarks, or fresh paint over specific spots, especially in corners and near exterior walls, can indicate past or active water intrusion.

       Floors: Walk every room. Soft spots, squeaks, or visible gaps in hardwood can indicate moisture damage or structural movement.

       Basement and crawl space: Many North Augusta homes have crawl spaces rather than basements. Ask if there's a vapor barrier. Look for signs of moisture, pest activity, or improper repairs.

KITCHEN AND BATHROOMS

       Turn on every faucet and check water pressure

       Look under every sink, water stains, soft wood, or discoloration indicate past leaks

       Check caulking around tubs and showers, deteriorated caulk lets water behind walls

       Note the age of appliances if included

MECHANICALS AND ELECTRICAL

       HVAC age and last service: In CSRA summers, this is not optional information

       Water heater age: Most last 8–12 years, know where yours stands

       Electrical panel: Older North Augusta homes may have panels that need updating. Fuse boxes or certain brands of panels (Zinsco, Federal Pacific) are red flags

       Adequate outlets: Tells you the vintage of the wiring

NORTH AUGUSTA-SPECIFIC QUESTIONS TO ASK

       Is this home in a flood zone? (Properties near the Savannah River or low-lying areas may require flood insurance, check FEMA maps)

       What is the Aiken County property tax rate for this specific property?

       What are the average utility bills? (CSRA summers are intense, ask about electric bills in July and August)

       Has this home ever had termite treatment? (Termites are active in our region, ask for a current termite bond)

       Are there any HOA rules or deed restrictions?

TAKE NOTES AND PHOTOS

After seeing 5 or 6 North Augusta homes, they start to blur together. Photograph every concern, take written notes on each property, and ask your agent to compare them systematically.
