This is the question I get more than any other from buyers across the CSRA right now. And I'm going to give you a straight answer, the same one I give to clients sitting across from me in my office.
THE CASE FOR BUYING IN NORTH AUGUSTA NOW
1. North Augusta's price advantage is real, and it may not last. With a median home price around $285,000–$305,000, significantly below the national median of $418,000, North Augusta remains one of the genuinely affordable markets in the Southeast. As the CSRA continues to grow, driven by Fort Eisenhower's cyber and military expansion, the Savannah River Site, Augusta University Health, and ongoing development along the riverfront, that affordability gap will narrow over time.
2. Inventory is improving. As of early 2026, buyer leverage has increased meaningfully in many CSRA neighborhoods. Homes are sitting a bit longer, North Augusta's average days on market has stretched to 61–98 days depending on price point. That means more time to make decisions, more room to negotiate, and more opportunities to ask for closing cost concessions.
3. You can refinance. Today's rate is not your forever rate. I tell my buyers constantly: marry the house, date the rate. The right home in the right North Augusta neighborhood, Hammond's Ferry, an established community near the Greeneway, a newer build in the north end, is worth owning at today's rates. When rates drop, you refinance.
4. Rent doesn't build equity. Every month you pay rent in the CSRA, you're funding someone else's investment. The median homeowner's net worth nationally is approximately $400,000. The median renter's is $10,400. That gap is built almost entirely through home equity over time.
THE CASE FOR WAITING
1. If you're not financially ready. Rushing into a purchase without adequate savings, stable income, and a workable credit score is the real risk, not market timing. I won't let a buyer stretch dangerously thin.
2. If you're moving in the next 2–3 years. Transaction costs typically require 3–5 years of appreciation to break even. If Fort Eisenhower, your employer, or life might relocate you soon, renting may genuinely be the smarter short-term choice.
3. If the specific home isn't right. In North Augusta's current market with more inventory available, there's no reason to settle. Patience on the property, not the market, is what I recommend.
THE NORTH AUGUSTA-SPECIFIC FRAMEWORK
Ask yourself these questions honestly:
• Can I comfortably afford the full PITI payment in North Augusta's price range, not just barely?
• Do I have my down payment, closing costs, AND 3–6 months of emergency reserves?
• Am I planning to stay in the CSRA for at least 4–5 years?
• Is my employment stable?
• Have I gotten pre-approved and know exactly what I qualify for?
If you answered yes to most of these, buying in North Augusta now is very likely the right move.
