What Is Earnest Money? A Grovetown, GA Buyer's Guide

If you're buying in Grovetown for the first time — whether you're a military family PCSing to Fort Eisenhower or a civilian buyer drawn by Columbia County's schools — understanding earnest money will protect one of the most significant deposits you'll ever make. Here's everything you need to know.

WHAT IS EARNEST MONEY?

Earnest money — also called a good faith deposit — is a sum you put up when your offer is accepted to demonstrate genuine commitment to the purchase. It's held in escrow by a neutral third party (typically a real estate attorney or broker's trust account in Georgia) and applied toward your down payment or closing costs at the end of the transaction. It is not extra money. It's part of the purchase price you're eventually paying — just paid earlier to show the seller you're serious.

HOW MUCH IS TYPICAL IN GROVETOWN?

In Grovetown's market, earnest money deposits typically range from 1–2% of the purchase price:

        On a $279,000 home: approximately $2,790–$5,580

        On a $315,000 home: approximately $3,150–$6,300

On a $400,000+ home: 1.5–2% is more common

In competitive situations — or when making an offer on a highly desirable new construction home or a well-priced resale in a sought-after subdivision like Crawford Creek — offering at or above 1.5% can strengthen your position.

HOW EARNEST MONEY WORKS FOR VA BUYERS IN GROVETOWN

This is an area where I give my military clients specific guidance. There's a persistent myth that VA buyers are 'less desirable' to sellers because of VA loan requirements. A strong earnest money deposit — combined with a solid pre-approval and my advocacy with the listing agent — directly counters this perception. I've closed hundreds of VA transactions and I know how to position VA offers to win.

WHERE DOES EARNEST MONEY GO IN GEORGIA?

In Georgia, earnest money is held in escrow — typically by the buyer's or seller's broker in a trust account, or by the closing attorney. It stays there until closing (when it's applied to your costs) or until the contract terminates.

WHEN DO YOU GET IT BACK?

Your earnest money is protected when you exit the contract through a valid contingency:

Due diligence period: Georgia contracts typically include a due diligence period (often 7–14 days) during which you can inspect the property and back out for any reason, receiving your earnest money back in full

Financing contingency: Unable to secure your VA, FHA, or conventional loan despite good-faith effort

Appraisal contingency: Home appraises below the purchase price

GEORGIA'S DUE DILIGENCE PERIOD — CRITICAL FOR GROVETOWN BUYERS

Georgia uses a due diligence period in purchase contracts — typically a negotiated number of days during which the buyer can inspect, investigate, and back out for any reason with earnest money returned. This is one of the strongest buyer protections available, and it's something I negotiate carefully on every contract I write. Know your due diligence timeline and don't let it expire.

WIRE FRAUD WARNING

Wire fraud is a real and active threat in Georgia real estate. Always verify wire transfer instructions by calling your closing attorney or escrow holder directly at a phone number you find independently. I brief every buyer on this before any offer is submitted.
