THE THREE COST BUCKETS
1. DOWN PAYMENT: With Evans median home price of $375,000 to $439,000, down payments scale accordingly. 3% down on a $400,000 home equals $12,000. 5% down equals $20,000. 10% down equals $40,000 -- the NAR 2025 national median for first-time buyers. 20% down equals $80,000, which avoids PMI on conventional loans. A significant portion of Evans buyers put down 20% or more because they are move-up buyers using equity from prior homes. NAR 2025 data shows repeat buyers put down a median of 23%.
2. CLOSING COSTS: Georgia buyers pay 2 to 4% of the purchase price in closing costs. On a $420,000 Evans home, that is $8,400 to $16,800. Georgia has a modest recording and transfer tax of approximately $1 per $1,000 of purchase price. Evans closings take place at a Georgia-licensed real estate attorney's office.
3. CASH RESERVES: Most lenders require 2 to 3 months of mortgage payments remaining after closing. At a typical Evans PITI payment of $2,800 to $3,500/month, that is $5,600 to $10,500 to maintain. Higher-priced homes in West Lake or Jones Creek may require 3 to 6 months of reserves.
REALISTIC TOTAL FOR AN EVANS PURCHASE
On a $400,000 Evans home with 10% down ($40,000) and 3% closing costs ($12,000), plan for approximately $52,000 to $65,000 total out of pocket. With 20% down, numbers scale to $80,000 to $100,000 and above -- which explains why many Evans buyers are using equity from a prior home sale.
THE MOVE-UP BUYER PATHWAY
A significant portion of Evans buyers are move-up buyers -- families selling a home in Grovetown, North Augusta, or Martinez and using that equity to access Evans' larger homes, better schools, and premium neighborhoods. This equity bridge is the most common pathway into Evans, and structuring it correctly -- including contingencies and bridge financing if needed -- is something I navigate for clients regularly.
