Earnest money is a concept that's fairly consistent across real estate markets, but how much you offer, and how strategically you use it, varies significantly depending on which segment of Aiken's distinctive market you're buying in. Let me walk you through it.

WHAT IS EARNEST MONEY?

Earnest money, also called a good faith deposit, is money you put up when your offer is accepted to demonstrate to the seller that you are committed to completing the purchase. It's held by a neutral third party (in South Carolina, typically an attorney's trust account or a brokerage escrow account) until closing, at which point it's applied toward your down payment or closing costs.

It is not an extra cost. It's part of your purchase price, applied at the end.

EARNEST MONEY IN AIKEN'S DIFFERENT MARKET TIERS

Standard residential ($200,000–$400,000): Typical Aiken earnest money is 1–2% of the purchase price.

       On a $299,000 home: approximately $2,990–$5,980

       In competitive situations, offering slightly above 1% can meaningfully strengthen your offer

Move-up and executive range ($400,000–$700,000): 1.5–2.5% is more common at this tier.

Equestrian and Horse District properties ($700,000–$5M+): Earnest money expectations are considerably higher, often 3–5% or more, sometimes structured as a fixed dollar amount ($25,000–$100,000+) depending on the seller and property.

       Sellers of Horse District properties have often received multiple inquiries and are highly attuned to buyer seriousness. A strong earnest money deposit communicates that you understand what you're buying.

'THE SEASON' AND EARNEST MONEY STRATEGY

Aiken's equestrian calendar, 'the season' runs October through April, creates unique market dynamics. During peak season, when northern buyers are in town and equestrian properties get the most attention, competition for the best Horse District and farm properties intensifies. During summer months, leverage shifts toward buyers.

WHEN YOU CAN LOSE IT

You risk forfeiting earnest money if you walk away for reasons not covered by a contingency, simply changing your mind, missing deadlines, or backing out after contingency periods have expired.
