The answer to this question varies more in Aiken than in almost any other market, because Aiken is not one market. It's several, and each has its own dynamics around inventory, competition, and decision timelines.

WHAT THE DATA TELLS US

The national average buyer sees 8–10 homes before making an offer. In Aiken's residential market, currently with 4.1 months of inventory and homes averaging 76–81 days on market, buyers have meaningful time to be deliberate. The panic-buying environment of 2021–2022 is not the current reality in Aiken.

AIKEN'S MARKET TIERS AND HOW MANY HOMES TO TOUR

The Starter and First-Time Buyer Range ($180,000–$280,000):

At this price point, 6–10 showings is typically enough to develop a clear picture of what your money buys and which neighborhoods serve your priorities. Near USC Aiken, north Aiken, and surrounding residential areas, there's reasonable inventory to compare. Act decisively when something good appears, well-priced homes in this range still move.

The Mid-Range and Move-Up Tier ($280,000–$450,000):

Most buyers in this range need 8–12 showings to confidently identify their preferred neighborhoods and price-to-value relationship. At the right point, decisive action matters, motivated sellers in today's Aiken market are receptive to well-structured offers.

Executive and Golf Communities ($450,000–$700,000) — Woodside Plantation, Cedar Creek, Houndslake:

These communities have more limited inventory by nature. Buyers may need to tour available homes across multiple communities to develop their preferences, and may need to wait for the right property in a specific community to come available. Plan for a longer search.

The Historic Horse District and Equestrian Tier ($700,000+):

This is where Aiken's answer is most distinct. The right equestrian property in Aiken, correct acreage, correct footing, correct proximity to Hitchcock Woods or the polo fields, correct barn configuration, may appear once in a given year, or not at all. Many of my equestrian clients tour 15–25+ properties over 6–18 months before finding the right one. This is not a failure, it's the reality of a highly specific, lifestyle-driven market with limited turnover.

THE SEASONAL DIMENSION

Aiken's equestrian season (October–April) brings more inventory to the Horse District as owners who winter here decide whether to sell, and as northern buyers come to evaluate properties. Summer months bring fewer listings in this tier but also far less competition. Knowing which season you're in, and what it means strategically, is part of what I bring to the table.
